Position Summary:
This position is responsible for managing internal communications and information flow, as determined by Senior Management in support of investment decision making. The person in this role prepares analysis and communicates information from the department to other RCCL departments regarding the performance of a portfolio of existing investments; as well as the development of new investments from the planning phase through implementation.
Responsibilities:

Manages the flow and submission of information received from the department's investments to internal departments such as Accounting, Financial reporting, Audit and Tax to ensure compliance with internal policies, GAAP, tax laws and Sarbanes-Oxley requirements.

Analyzes this information to quantify the Department's investment portfolio financials performance against annual budgets on an ongoing basis.

Prepares and updates forecasts of equity pick ups, researches and explains any variances to Corporate Planning, Capital Planning, Accounting and Senior Management.

Performs complex and detailed financial modeling to determine feasibility of proposed investments.

Researches and verifies information to prepare detailed pro-forma financial statements for investments under consideration. These financial statements are reviewed and relied upon by RCL Senior Management and prospective investors to make investment decisions.

Manages the Department's contract management system to ensure that all services performed by independent consultants and outside attorneys are based on approved contracts.

Manages the flow of information with investors to coordinate the submittal of required information to participate in worldwide Tenders/Bids, including in-depth research and analysis of assumptions and background information for all proposed transactions. Prepares investment presentations for trade shows and for internal reporting of project status.

Prepares and continuously updates, using Essbase as required, the Department's Annual Capital and Operating Plans as determined by Senior Management.

Processes invoices from service providers and determine whether or not they can be capitalized or expensed in accordance with RCCL policies. Also, prepares quarterly forecasts of fixed assets placed into service taking into account useful life and depreciation schedules.

Manages various consulting and business partners relationships to ensure proper due diligence checks are performed on their/their companyu00bfs backgrounds pursuant to RCCL's policy regarding the Foreign Corrupt Practices Act.

Calculates monthly the amounts owed by entities reimbursing RCCL for incurred multimillion development infrastructure investments or paying RCCL interest due for prepayment of port fees.

Coordinates with RCCL Tax department, Legal and Accounting to develop various country specific tax strategies for new and existing projects.

Fulfills all ad-hoc requests received from the various RCL departments such as Executive Office, Corporate/Capital Planning, Corporate Accounting, Treasury and others.

Qualifications:

Bachelors degree in Business, Finance or Accounting.

3-5 years of professional experience in financial or real estate analysis.

Strong financial modeling skills using spreadsheets.

Strong communication and research skills.

In-depth knowledge of real estate investment models and financial statement analysis.

Attention to detail and ability to act independently with minimum supervision.
